When Balzhiser & Hubbard Engineers began providing engineering services for this three-story, multi-use building in Independence, Oregon, we were
optimistic when Owner/Developer Steven Ribeiro expressed a desire to develop a green building. Thanks to Riberio's vision and willingness to experiment
with new concepts and systems, the building has targeted LEED Platinum certification and is expected to significantly exceed the minimum requirements for
that level. The project will include a ground source and heat recovery heating/cooling system, rainwater harvesting, radiant floor heating and cooling,
and a biodiesel generator that will use 100% waste vegetable oil to produce electricity. The building is currently under construction and will include
ground floor retail, commercial office space on the second floor and condominiums on the third floor.
